The brand-new Mandarin Oriental is setting up shop inside Kanai, an incredibly exclusive, highly secure beachfront community located just thirty minutes south of the Cancun International Airport. It is the absolute perfect sweet spot for travelers. You get the easy, direct access of flying into the massive Cancun airport, but you avoid all the heavy traffic and huge crowds of the main hotel zone.

Kanai is quickly becoming the most sought-after patch of sand in the entire country. It is already home to ultra-luxurious spots like the St. Regis and the Riviera Maya Edition. Adding Mandarin Oriental to this specific stretch of beach completely solidifies the area as the new capital of high-end travel.
The Kanai reserve sits on 680 acres of land, but the actual buildings are only going to take up about nine percent of that space. The rest of the area is being strictly preserved as wild, untouched coastal mangroves and lush tropical jungle.
Not Your Average Resort
When Mandarin Oriental opens its doors, the focus is going to be entirely on blending in with the natural environment rather than paving over it. This is not going to be a sprawling complex with crowded swim-up bars and thousands of people fighting for a pool chair at seven in the morning. The developers are taking a totally different approach to what a beach vacation should feel like.
The resort itself will feature just 120 elegantly refined guest rooms and suites. To make things even better, every single room is designed to feature its own private pool. Instead of building a towering hotel block that disrupts the ocean breeze, the designers are keeping everything low to the ground. The architecture is going to feature lots of shade, wide-open glass walls, and a seamless flow between the indoor air conditioning and the fresh outdoor ocean air. It is all about giving guests a deeply private, serene escape.

World-Class Dining And Design
Mandarin Oriental is famous worldwide for delivering legendary service, and they are bringing some serious heavy hitters to make sure this new spot is absolutely flawless.
For the food, they are partnering with The Alinea Group. If you follow the culinary world, you know this is a massive deal. The Chicago-based restaurant group is bringing their world-class expertise to the beach, offering five unique dining and bar experiences right by the water.
On the design side, they tapped Bosco Sodi to be the art curator and design consultant. He is one of the most famous contemporary artists in Mexico, known for using raw, natural materials. He is making sure the property feels entirely authentic to the region, relying on beautiful local woods, stone, leather, and woven textures to create a deeply calming environment. For relaxation, the property will also feature a massive luxury spa designed by Esrawe Studio, along with stargazing pavilions to take advantage of the dark, clear skies over the coastal reserve.
Ultra-Luxury Arrives
A Permanent Escape
If staying for a week simply is not enough, the property is also building 49 branded residences. These are private, sprawling homes right on the beach that start at around 4.5 million dollars. Owners get all the perks of living in a private house, but they also get full access to the Mandarin Oriental concierge, housekeeping, and in-residence dining.
The grand opening for the entire project is currently set for 2028. While that might feel like a little bit of a wait, it proves just how much time, effort, and money is pouring into the area right now. The next time someone tells you Cabo is the only place for true luxury in Mexico, you can confidently tell them exactly what is being built just south of the Cancun airport 🌴.
