For those who haven’t traveled to the UAE or Turkey, the name Rixos might not ring a bell. But in the Eastern Hemisphere, they are titans. They are the brand that redefined what “All-Inclusive” means, expanding on the Caribbean luxury model of “relaxing by the pool” to a high-octane model of massive concerts, professional sports facilities, and non-stop entertainment.
And they have chosen the heart of the Cancun Hotel Zone for their first-ever property in the Americas.

The Location: A Total Transformation
Let’s get the biggest question out of the way first: Where is it going?
Cancun isn’t exactly making more land. The Hotel Zone is a finite strip of sand, so for Rixos to enter the market, they had to take over prime real estate. Our analysis confirms that Rixos Cancún is set to take over the footprint of the Grand Park Royal Cancún.
Located at Km 10.5 on Kukulcan Boulevard, this is arguably one of the most strategic spots in the zone. You are dead center—far enough from the chaos of the nightclub district to sleep, but close enough to get there in a 5-minute taxi.

But don’t expect the old Park Royal vibe. This is a partnership between Ennismore (Accor’s lifestyle arm) and the Royal Holiday Group. They aren’t just swapping out the pillows. We are looking at a likely gut-renovation of the 345-room property to bring it up to the “Ultra” standard Rixos demands. The site sits perfectly wedged between the Caribbean Sea and the Nichupté Lagoon, meaning the views are 360-degrees of water.
What Is “Ultra All-Inclusive”?
You see the word “Ultra” thrown around a lot in marketing. Usually, it just means “we have top-shelf liquor.” Rixos uses it differently. We have looked into their Dubai and Turkish resorts, and the “Ultra All-Inclusive” concept is about active high energy luxury.
1. The Entertainment Most Cancun resorts have a “Michael Jackson Show” at 8:00 PM and a guy with a guitar in the lobby. Rixos is known for bringing in international DJs, hosting full-scale festivals on-site, and theatrical productions that rival Vegas. They don’t want you to leave the property for nightlife; they want to be the nightlife.

This is the part where patience is required. Because this is likely a complete transformation of the existing infrastructure, the doors aren’t opening tomorrow.
The official timeline from Ennismore points to Late 2026. Construction crews in Cancun are efficient, but transforming a legacy building into a futuristic flagship takes time. We will be monitoring the construction progress weekly.

Is this just hype? We don’t think so. Is this the same league as Grand Velas? We don’t think so but it offers a different type of high energy luxury.
Cancun has been dominated by American and Spanish hotel chains for decades. They all largely follow the same playbook. Bringing in a Turkish/Emirati powerhouse like Rixos is going to force everyone else to step up their game.
