If you have ever visited Playa del Carmen, you have walked down 5th Avenue.
Known locally as Quinta Avenida, this massive, miles-long pedestrian thoroughfare is the absolute beating heart of the city. Running parallel to the ocean, it is a nonstop sensory overload of world-class restaurants, boutique shops, lively bars, and street performers. I almost always make a point to spend an evening strolling the avenue whenever we are in town, usually grabbing a coffee or hunting down the best al pastor tacos on the strip.
But if you are planning a trip down to the Riviera Maya this winter, you might notice that the iconic avenue is currently in the middle of a major transitional phase.

Following a recent wave of sudden commercial closures, local business leaders and municipal planners are officially stepping in.
A dedicated board is currently being formed to execute a massive, sweeping aesthetic overhaul of 5th Avenue starting in early 2027. The ultimate goal is to clean up the visual clutter, standardize the storefronts, and elevate the entire tourist corridor to a more premium standard.
Here is everything you need to know about the upcoming renovations, the recent business closures, and what it all means for your next walk down the avenue.

A Wave of Recent Business Closures
Walking down 5th Avenue today, eagle-eyed travelers will likely spot a few more darkened storefronts and “For Rent” signs than they did a year ago.
According to José Ramón Cárdenas González, president of the Business Coordinating Council of the Riviera Maya, the famous tourist strip has recently absorbed the closure of approximately 15 commercial establishments. While a handful of these shuttered businesses include tattoo parlors, souvenir shops, and smaller service providers, the majority of the casualties have been local restaurants.
Operating a business on one of the most heavily trafficked pedestrian streets in Latin America is incredibly competitive. Changing traveler habits, fluctuating economic pressures, and high operational costs have created a challenging environment for some venues. However, rather than letting these closures drag down the vibe of the destination, local leaders are using this transitional moment as the perfect catalyst to completely rethink and upgrade the entire avenue.

A Massive Aesthetic Overhaul For 2027
For years, 5th Avenue has grown organically—and somewhat chaotically. Storefronts boast wildly mismatched architectural styles, glaring neon advertisements fight for your attention, and the visual flow can feel disjointed. The newly proposed municipal board is stepping in to change exactly that.
The primary objective of the new board is to aggressively strengthen the care, maintenance, and overall urban image of the tourist corridor. Cárdenas González noted that preliminary meetings have already taken place to hammer out the strict new guidelines that all businesses will eventually need to follow.

The most noticeable change will be the implementation of a unified color palette. Planners are proposing the mandatory use of “sand tones” across the avenue’s facades, utilizing warm, natural colors that directly reflect the iconic beaches of Playa del Carmen. In addition to standardizing the paint colors, the board will establish strict, common criteria for commercial signage, outdoor advertisements, and other visible architectural elements. The era of chaotic, mismatched storefronts is coming to a close, making way for a highly curated, unified, and upscale Caribbean aesthetic.
A Gradual, Painless Transformation
If you are worried that your upcoming 2027 vacation is going to be ruined by massive bulldozers, jackhammers, and endless construction fencing blocking your favorite bars, you can breathe a sigh of relief.

The transformation of 5th Avenue is strictly designed to be a progressive, phased rollout. Modifying the urban image of a massive commercial corridor packed with hundreds of diverse, active businesses is not something that can happen overnight. The board recognizes that forcing an immediate transformation would financially cripple local owners and completely ruin the tourist experience.
Instead, the visual upgrades will be applied progressively. As new businesses move into the recently closed locations, or as existing venues apply for permit renewals, they will be required to adapt to the new “sand tone” guidelines. This ensures that the avenue slowly morphs into its beautiful new identity without subjecting tourists to the headaches of an active, large-scale construction zone.

What This Means For Your Next Trip
While the official launch date for the new urban image board is still being finalized—with leaders eyeing the first few months of 2027 to kick things off—the evolution of 5th Avenue is already in motion. If you are heading to Playa del Carmen this season, here is how you should navigate the changing strip:
- Support the Classics: With a recent string of restaurant closures, it is more important than ever to spend your vacation dollars at the beloved, long-standing local establishments that make Playa del Carmen so special.
- Look Beyond the Main Strip: While Quinta Avenida gets all the glory, do not be afraid to walk a few blocks inland to 10th Avenue or 15th Avenue. Some of the most incredible, authentic, and affordable dining in the city is hiding just off the main tourist drag.
- Expect a Cleaner Vibe: As the new architectural guidelines slowly take effect over the next year, expect a much cleaner, more organized walking experience. The shift toward natural sand tones and regulated signage will ultimately make strolling the avenue much more relaxing.
Playa del Carmen is growing up, and 5th Avenue is finally getting the premium facelift it deserves.
Whether you are hunting for the perfect souvenir or just looking to enjoy a cocktail while people-watching, the heart of the Riviera Maya is only getting better.
