When you think of Tulum, your mind may automatically drift to the fine white sands and turquoise waters of the town’s famous beaches. But Tulum is a little different from some Mexican Caribbean destinations, as its downtown and beach are actually located a couple of miles apart.
Beachfront hotels are undeniably gorgeous and tend towards the eco-chic and luxury spa end of the market. But if you’re looking for some of the best value hotels in Tulum, your best bet is to stay downtown, where you’ll get way better value for money. You’ll also be right in the heart of the bar and restaurant area, which is great when dinnertime arrives and you want a quick bite, maybe followed by a drink or two in the town’s bars and nightclubs.

Hotel Tiki Tiki Tulum
The Hotel Tiki Tiki Tulum markets its esthetic as ‘Miami Beach Art Deco style mixed with retro mid-century modern architecture and a tropical Mexican touch’. Whatever that means, it works. An unapologetically retro exterior and stylish interior welcome you on arrival and the 15 rooms are just as impressive. Each is 30 sq mt and has a bedroom and living area, with a private terrace and very cool and colorful tiles.
The hotel has a fantastic bar area and a small pool surrounded by the gardens which are full of tropical plants and flowers. Located on the edge of the trendy suburb, La Veleta, this is a hotel for the trendy set who want great design and comfort at a decent price.

Casa Agape Hotel Boutique & Beach Club
This downtown boutique hotel is definitely channeling the Tulum esthetic, with warm natural decor highlighted with wood. Home to 8 balcony suites and 4 garden rooms, it’s located on the eastern end of Tulum Pueblo, close to the beach access road.
You’ll feel that you’re in an exclusive hotel at Casa Agape Boutique Hotel, with its stylish grey and wood-themed decor. Garden rooms are cleverly designed to comfortably accommodate four guests, and also manage to fit a seating area looking out over the private garden with hammock.
A rooftop pool area is just what you need to enjoy those hot Tulum days, and there’s also the Casa Maria restaurant if you get peckish. Hotel residents can access the beach club facilities at Hotel Diamante X at Tulum Beach, which is a big perk in these parts.

Coco Hacienda Tulum
Located in La Veleta, Coco Hacienda Tulum is an adults-only hotel with a boutique-sized 19 rooms spread across three areas called Oasis, Casita, and Hell Yeah! The palapa-thatched buildings are enchanting and the pool area has been purposefully designed to offer seclusion and the opportunity for relaxation amongst the well-maintained tropical vegetation.
Rooms
- Hell Yeah has five rooms and is closest to the hotel’s pool and restaurant. It’s aimed at art lovers and people looking for a good time. Rooms are relaxed and decorated minimally, with splashes of color.
- Oasis rooms are set deep in the gardens, providing a calm space to encourage restoration. Rooms offer the same inviting interiors and also have a jacuzzi.
- Casita rooms are centered around a pool, with a palapa-covered terrace offering a social space for relaxed evenings.

Aloft Tulum
As previously reported in The Cancun Sun, Marriott’s Aloft Tulum recently opened its doors and has proven itself as a worthy contender in Tulum Town’s hotel scene. Situated conveniently close to everything you need in the downtown area, this modern hotel has a fantastic rooftop pool from which you can take in the surrounding jungle views.
Standard rooms are comfortable and have either a king or two double beds with wooden headboards, a seating area, and calming grey-hued walls or ceilings. Aloft Suites follow the same design style, and are spacious, with a separate bedroom and living room, plus a balcony.
Two pools – one by the pool and the other featuring live music – a restaurant, plus a fitness center round off this well-provisioned hotel, one of the few branded places in downtown Tulum.

Hotel Teetotum
A fantastic budget option, Hotel Teetotum is just a short walk from Tulum’s main thoroughfare. A relaxed boutique affair, Teetotum has just four rooms with simple decor, making for an intimate atmosphere. The communal spaces display the ubiquitous Tulum natural decor and there’s a small plunge pool to enjoy, plus 60-minute massages for a not-unreasonable $75 each.
Each room has its own small terrace and there’s an on-site restaurant serving up popular traveler-friendly Mexican and international dishes, plus a range of tasty smoothies.
