But in 2026, the pendulum has swung back. Hard.
According to new data released this week by the Association of Professional Vacation Rental Administrators (APAR), the vacation rental market in the Mexican Caribbean is officially cooling down.

- Market Value: Down 8% compared to last year.
- Occupancy: Dropped to 47.6%.
- The Trend: Tourists are returning to the reliability and ease of traditional hotels.
Why the shift? After years of cleaning fees, complex check-in instructions, and grocery runs, travelers are remembering why they loved resorts in the first place.
Here is why the “Resort Life” is winning 2026, and the one specific scenario where a rental still makes sense.
1. The “Seamless” Factor (Vacation vs. Relocation)

The primary driver of this shift is what I call “friction fatigue.”
When you book a vacation rental, you often sign up for chores. You have to coordinate a key hand-off, go to the grocery store for water and coffee, take out the trash, and navigate a complex apartment complex.
The Resort Advantage:
From the moment you step off the shuttle, the work stops.
- No Chores: Your bed is made daily. Towels are replaced. Room service is a button press away.
- Logistics: If the WiFi breaks or the AC stops, there is a maintenance team on site 24/7. In a rental, you are often waiting for a host to text you back.
- The Vibe: As the report notes, travelers are seeking “standardized services.” They want to know exactly what they are getting before they arrive.
2. The Infrastructure Reality (Especially in Tulum)

The SIPSE report highlights a specific struggle in Tulum, where rental occupancy has dipped significantly due to “infrastructure challenges.”
In rapidly developing areas, power outages or water shortages can happen.
- Resorts: Large hotels have massive backup generators, private water filtration systems, and 24-hour security teams. They are self-contained cities designed to keep you comfortable no matter what happens on the grid.
- Rentals: A standalone condo is at the mercy of the municipal grid. If the power goes out in the neighborhood, your AC goes out too.
3. The “All-Inclusive” Math

With inflation affecting restaurant prices globally, the “All-Inclusive” model has become the financial winner.
- The Rental Cost: A condo might look cheap at $150/night. But once you add the cleaning fee ($80), the service fee ($40), three meals a day at local restaurants ($100+ per person), and taxis to get to the beach, the daily cost skyrockets.
- The Resort Cost: You pay one price upfront. That second margarita by the pool? Free. The steak dinner? Free. The kids’ club? Free. For families and couples, the cost certainty of a resort is beating the “hidden costs” of rentals.

Cancun currently has over 17,000 active rental properties.
