If you feel like the lobby is a bit more crowded this week, the numbers back you up. According to the latest 2026 reports from Sedetur, Cancun is currently maintaining a staggering 80.3% occupancy rate. With the city’s total inventory now sitting at approximately 47,579 rooms, that means over 38,206 rooms are being filled every single night.

To put the scale of the region into perspective: we aren’t even talking about the Riviera Maya or the rest of the Mexican Caribbean yet. When you look at the entire state, the total room inventory has climbed to over 138,000. The region is now within striking distance of unseating Las Vegas (151,000 rooms) as the hospitality capital of North America.

While passenger traffic is down slightly (about 3%) from the absolute record highs of the last few years, the numbers are holding remarkably steady. During the week of January 17-23 alone, 538,593 tourists landed in the Mexican Caribbean—a massive influx dominated heavily by U.S. travelers looking to escape the winter.

What Travelers Should Expect Heading Into February

February is a “sweet spot” in the Cancun calendar, but it brings its own set of logistical challenges. As we move into another peak month, here is the reality on the ground:

The Weather Wildcard We’ve had a few “Nortes” (cold fronts) move through recently, which serves as a timely reminder for February travelers. While the days are mostly sunny and beautiful, you cannot take 85-degree weather for granted right now.

Busy Cancun Beach
  • The “Sweater Rule”: Pack a light layer for dinner. The open-air restaurants in the Hotel Zone are catching a sharp breeze lately.
  • Pool Check: If you are booking a last-minute trip, verify that your resort (like favorites Hyatt Ziva or Live Aqua) has a heated pool. At 80% occupancy, the heated sections of the pools will be the most popular real estate on the property.

The Capacity Crunch At 80% occupancy, the “vibe” is energetic and social, but it stops short of the chaotic levels we see during Christmas week. However, traveler favorites are often running closer to 90% or 95% due to their high brand loyalty.

Live Aqua Resort Cancun
  • Restaurant Reservations: Do not wait until you arrive to book your specialty dining. With 38,000 rooms filled daily, the “good” tables at 7:00 PM are booked days in advance.
  • The “Deal” Drought: If you are waiting for a “last-minute” February deal, you’re likely out of luck. With occupancy this high and inventory moving fast, resorts have no incentive to slash prices.
  • Surprise Sargassum?: There have been two anomaly arrivals of sargassum the season but have been cleared within a day or two maximum/

The “Las Vegas” Comparison: Quality vs. Quantity

As Cancun closes in on Las Vegas in terms of sheer room count, the infrastructure is being put to the test. The “premium” nature of Cancun means travelers are paying more but expecting more. Despite the 3% dip in traffic, the sheer volume of 538,000 arrivals in a single week shows that the demand for the Mexican Caribbean remains the primary driver for the U.S. travel market.

Our Take: The February Strategy

If you are heading down in the next few weeks, embrace the energy. Cancun is at its best when it’s “full” but not “overflowing.” Just keep your expectations realistic regarding crowds at the popular beach clubs and the airport. The “quiet” Cancun of a decade ago is gone—replaced by a world-class powerhouse that is currently giving the Vegas Strip a run for its money.
