Travelers attempting to book stays for late December, February, and March are running into a wall of “Sold Out” notifications at some of the most popular resorts in the Hotel Zone. We aren’t just talking about the ultra-boutique spots with 20 rooms; we are talking about massive, inventory-heavy resorts that rarely reach 100% capacity this early.

Here at The Cancun Sun, we dug into the booking engines to see just how tight the inventory is. The results confirm that Winter 2025/2026 is shaping up to be a record-breaker, and if you don’t book now, you might be staying at your third or fourth choice.

The “Sold Out” List

The inventory squeeze is hitting specific traveler favorites the hardest. If you had your heart set on one of these properties, you need to check your dates immediately.

  • Riu Hotels: The Riu brand is a traveler favorite for value, but availability is spotty across their portfolio. Riu Palace Peninsula and Riu Cancun are showing limited availability for key weekends in February.
  • Royalton CHIC Cancun: This adults-only hotspot is showing “Unavailable” for several date ranges in February 2026, a peak month for couples and bachelor/ette parties.
  • The Westin Lagunamar: Known for its villa-style rooms and prime location across from La Isla Shopping Village, this resort is seeing heavy bookings for the Christmas week, with very limited inventory remaining throughout the winter.

The Pricing Shock: $7,000 A Week?

Even when rooms are available, the prices might make you do a double-take. The supply-and-demand curve is in full effect.

Take the Hyatt Ziva Cancun, arguably the most popular family resort in the Hotel Zone. For peak dates over the holidays and into February, rates for a standard stay are climbing rapidly. We found quotes for a one-week stay for two people pushing past the $7,000 USD mark their standard rooms.

This aligns with our earlier analysis of how Cancun luxury prices are redefining the market, where we noted that “ultra-peak” dates can command $1,000+ per night. If you see a price you can live with today, lock it in. It will likely not get cheaper.

The “Weekend Warrior” Effect

Why is it so crowded? Aside from the usual one week vacations and snowbirds, there is a new trend clogging up the reservation systems: The Weekend Getaway.

With more direct flights from U.S. cities than ever before, travelers are increasingly using Cancun for quick 3- or 4-night trips rather than the traditional 7-night vacation. This creates a “Swiss Cheese” effect on resort calendars.

  • The Problem: A wave of travelers booking Thursday-Sunday blocks out the availability for someone trying to book a full week.
  • The Result: You might find availability for Monday, Tuesday, and Wednesday, but the weekend is sold out, making a week-long booking impossible.
