If you’ve walked down the shoreline near Mamitas Beach recently, you’ve probably noticed that the stretch around El Recodo has seen much better days.

Coastal erosion has steadily chewed away at the sand over the last few years, leaving a heavily depleted beachfront right in the middle of Playa del Carmen’s busiest tourist zone. A sweeping new private environmental project is officially moving forward to completely restore the dunes and rebuild the shoreline, bringing pristine sand back to the heart of the city.

The Mayan Monkey Project Takes Over

This massive revitalization effort is officially dubbed the Mayan Monkey Playa del Carmen project. Backed by Mayan Monkey Holding, a hospitality firm out of Tijuana, the ambitious development involves a hefty 115 million peso investment to completely revamp the eroded coastline and upgrade the surrounding infrastructure.

If you’re highly familiar with the local area, you’ll recognize this prime real estate immediately. The project sits directly adjacent to the iconic Mamitas Beach, right on the exact footprint formerly occupied by the Kool Beach club. Kool Beach tragically closed its doors following a devastating gas explosion in March 2022 that left two people dead and nearly twenty injured. After sitting completely dormant, the 2,000-square-meter property is finally getting a new lease on life.

Sitting right next door to the massive Hyatt Hotel, this specific plot remains one of the most highly trafficked and valuable zones in the entire city, making the restoration a huge win for travelers.

Rebuilding The Beach and Adding Infrastructure

While new boutique hotels pop up constantly across the Riviera Maya, the most critical part of this 115 million peso investment is the actual environmental restoration. The crews aren’t just building a property overlooking the water; they are actively rebuilding the beach itself.

The master plan lays out a five-year timeline to tackle the severe erosion at El Recodo beach head-on. The core of the project centers around constructing a massive artificial dune to protect the shoreline, stop future erosion, and widen the sandy footprint so travelers actually have room to relax.

To build this dune, specialized crews will extract 360 cubic meters of sand from a natural offshore sandbank located exactly 780 meters out into the ocean.

Since this offshore area falls directly within the protected Mexican Caribbean Biosphere Reserve, heavy environmental oversight is in place to ensure the offshore reefs and marine life remain completely undisturbed while the mainland beaches get replenished.

Local environmental groups are also keeping a close eye on the artificial dune construction to ensure it genuinely stabilizes the shoreline for the long haul.

Beyond pumping fresh sand onto the coast, the project brings some serious infrastructure upgrades. Once the environmental dune work is secured, a brand-new 27-room boutique hotel will go up right on the restored beach. Even better for locals and day-trippers, the blueprints include the construction of a brand-new wooden pier stretching out over the water, giving visitors a fresh spot to take in the sunsets and enjoy the ocean breeze.
