If you’ve ever scrolled through vacation rentals in Playa del Carmen, you know the drill. You find a place that looks incredible in the photos (rooftop pool, ocean view, the works) but there is always that tiny voice in the back of your head asking, “Is the plumbing actually going to work? Is this place safe?”
I’m down here constantly, and our local team on the ground has been flagging this shift for a while now. We’ve watched the vacation rental market in Playa grow from a few spare bedrooms to a massive, unregulated industry. But it looks like the “wild west” days are finally coming to an end.
Local officials in Playa del Carmen are launching a new crackdown to get these rentals up to code, and honestly? It’s about time.

The End of the “Honor System”
I was reading through the latest updates from Darwin Covarrubias (he’s the Secretary of Civil Protection for Playa del Carmen) and he’s finally pulling the trigger on regulations that have been sitting in the Tourism Law for a while.
Starting now, they are beginning a “voluntary compliance” phase.
Basically, they are telling hosts: “Invite us in to inspect your property now, get certified, and we won’t fine you.” It’s a smart way to get the ball rolling before they start dropping the hammer with mandatory enforcement.
And with over 8,300 rentals in Playa alone, this is a massive undertaking.

Why I Think This Is Necessary (It’s The Gas)
You might be wondering, “Why now?”
From what our team in Playa tells me, this isn’t just about bureaucracy; it’s about preventing tragedy. Covarrubias was very specific that their main focus is risk prevention, specifically targeting “the proper installation and validity of gas tanks.”
If you’re visiting from the U.S., you probably never think about your water heater exploding. But down here, many homes run on stationary propane tanks on the roof. I’ve stayed in plenty of places where I’ve side-eyed a rusty tank or a questionable valve. In the salty sea air, metal corrodes fast, and if nobody is checking it, it becomes a legitimate hazard.

The inspectors are going to be checking:
- Gas lines: Making sure there are no leaks (this is huge).
- Structural safety: Ensuring the building isn’t going to crumble.
- Fire prevention: Checking for extinguishers and proper exits.
Travelers Are Already Switching Sides
Here is a stat that really stood out to me: During this past New Year’s peak, hotels in the region were packed at 90% occupancy. But Airbnbs and vacation rentals in Playa? They only hit 58%.
To me, that says a lot. I think travelers are getting tired of the cleaning fees and the uncertainty.
When I check into a resort, I know there is a security guard and a maintenance team. When you book a condo, you’re often just trusting a stranger’s word.

My Personal Advice For Your Next Stay
I love a good Airbnb as much as the next person; having a kitchen and a living room is great, especially for longer stays. But if you are planning to rent a condo in Playa this winter, I have a few suggestions to keep you and your family safe:
- Ask the Hard Question: Before I book, I would message the host and ask point-blank: “Have you passed the Civil Protection (Protección Civil) inspection?” Their answer will tell you a lot. If they claim they don’t know what that is, that’s a red flag. (Heck, send them this article!)
- Read Between the Lines: I always scan reviews specifically for words like “gas smell,” “old,” or “maintenance.” If I see those, I move on immediately.
- Bring Your Own Safety: This is my number one travel hack when I’m down here. I travel with a portable Carbon Monoxide detector. It costs like $30 on Amazon, fits in my carry-on, and gives me total peace of mind.
- Know Your Location: Don’t just rely on your phone. Make sure you know the actual street address of your rental. If you have an emergency, you need to be able to tell 911 exactly where you are.

The Bottom Line
I really believe this crackdown is a positive step.
Playa del Carmen is one of my favorite places to visit, and ensuring that the places we sleep are safe is the bare minimum we should expect.
But, if you want to skip the stress entirely and just relax by the pool with a margarita, I usually advise friends to stick to the resorts until these regulations are fully in place.
