You asked for it: huge, incredible rooms where the “standard” option is bigger than most New York City apartments. We aren’t talking about cramped quarters where you have to hop over your suitcase just to get to the bathroom. We are talking about spaces that feel like private residences, designed for travelers who refuse to compromise on personal space.
Here at The Cancun Sun, we have scoured the coast to find the properties that truly redefine the word “spacious.” We found three spots that stand head and shoulders above the rest: one ultra-luxury All-Inclusive titan and two Non-All-Inclusive masterpieces that will absolutely blow your mind.
The All-Inclusive Giant: Grand Velas Riviera Maya

Location: Riviera Maya (approx. 35 mins south of Cancun Airport) Base Room Size: ~1,184 sq. ft. (Zen Grand Suite)
If you want “absolutely huge,” this is the undisputed king. At Grand Velas, the entry-level option isn’t a room; it is a 1,100+ square foot suite. This isn’t just a hotel stay; it’s an immersion into a different tier of travel.
The Room The “Ambassador suites” offer a level of seclusion that is rare in the region. It features soaring high ceilings, a massive sitting area, and a bathroom that is essentially a private spa complete with a Jacuzzi. The private pool terrace is breathtaking.

Why It’s Mind-Blowing It is practically unheard of for a base room to be this large. The “Ambassador” section (ocean view) starts at 1,270 sq. ft. You essentially start at “Presidential Suite” size compared to other hotels. As we noted in our ranking of luxury all-inclusives priced over $1000, Grand Velas consistently tops the list for sheer square footage and service quality. It justifies the price tag by giving you room to breathe—literally.
The Cancun Proper Alternative If Grand Velas feels a bit too far south for your liking, check out Excellence Playa Mujeres. Their base “Junior Suite” clocks in at 807 sq. ft., which is still massive and comes with an oversized Jacuzzi. For more on this specific area, see our guide on why Playa Mujeres is becoming the luxury capital of the Mexican Caribbean.
Non-AI Luxury #1: Waldorf Astoria Cancun

Location: Cancun (South of the Hotel Zone, near the airport) Base Room Size: 675 sq. ft.
This is one of the newest and most visually stunning properties in Mexico. If you prefer à la carte luxury over the all-inclusive model, this is your spot. The Waldorf Astoria brings a level of metropolitan sophistication to the beach that is hard to beat.
The Room The standard “Oceanfront Room” is a massive 675 sq. ft., and here is the kicker: every single room faces the ocean. The design is modern, bright, and incredibly airy, utilizing light woods and soft textiles to create a calming atmosphere.

Why It’s Mind-Blowing The bathrooms are works of art with freestanding soaking tubs, and the balconies are deep private retreats. As we detailed in our review of Cancun’s newest luxury openings, upgrading just slightly often gets you a private plunge pool right on your balcony. It’s the kind of room you never want to leave.
Non-AI Luxury #2: NIZUC Resort & Spa

Location: Punta Nizuc (Quiet southern tip of the Hotel Zone) Base Room Size: ~710 sq. ft. (Total living area)
NIZUC is visually spectacular—think sleek stone, warm wood, and floor-to-ceiling glass. It feels less like a hotel and more like a James Bond hideout. It is located on the quietest stretch of the Hotel Zone, ensuring your peace and quiet is guaranteed.
The Room The “Garden View King” base room offers roughly 710 sq. ft. of living space. It feels incredibly open because the floor-to-ceiling windows slide away completely, connecting your bedroom to a private terrace.

Why It’s Mind-Blowing The architecture is the star here. The room feels like a modern Mayan temple. The bathroom features a freestanding deep soaking tub and a rainfall shower that feels like a spa treatment. It is exclusive, Zen, and very private—perfect for couples who want to disappear for a few days.
The “Huge” Factor Summary
If size matters to you, here is the leaderboard for your next booking:
- Grand Velas: 1,184 sq. ft. (The winner by a landslide)
- Excellence Playa Mujeres: 807 sq. ft.
- Nizuc: 710 sq. ft.
- Waldorf Astoria: 675 sq. ft.
For the sheer “wow” factor of walking into a stadium-sized room, Grand Velas is the one. For modern, sexy luxury in Cancun proper, Waldorf Astoria or Nizuc will knock your socks off. But remember, packing for these high-end spots requires a bit more thought—check our ultimate packing list to ensure you look the part.
